Does my listing need staging?

Short answer — yes! Every home benefits from staging. Whether your home is listed for $150k or $1M, we can stage it in a way to get top dollar and get it off the market quickly.

The first step is a home consultation where we walk through the space and analyze improvements that could be made and places where you’re already winning.

What if the client already has furniture?

We have a couple of options for lived-in and furnished homes.

  1. We do a walk-through consultation to go over usable furniture and accessories we can work with to effectively stage their home

  2. Our partnership with PODs allows the homeowner to pack up extra furniture and belongings that might be crowding the space at a very reasonable discount

  3. We can use the mix of the home-owners furniture and accessories pared with a few pieces they may or may not need from our warehouse to create a look that’s appealing to the highest number of potential buyers.

How long does it take to stage?

We can move as fast as you do! Because we have a fully stocked warehouse of furniture and accessories right here in Waco, TX — all we need is the go-ahead and we’re in.

The best analogy is paralleled to listing your home — while FSBOs (for sale by owner) can work, many times there’s money left on the table and extra time on the market that hiring a professional could solve before it becomes a problem. Our training, certifications, and warehouse full of furniture ensure that you’re working with people who will make the staging process truly effective and profitable.

The average price reduction on a home is $5,000. The average price of staging a home is anywhere from a quarter of that to half of that. When you look at getting the most equity out of your home, there’s no question that staging is 100% worth it!

My home is already decorated well, do I need to stage it?

Staging a home that starts with a good aesthetic base typically costs half the price of an empty home and is extremely effective. The main thing to remember is that your beautiful decor is to your taste to make your home feel like home to you. We stage homes to appeal to the largest number of potential buyers possible. Personal decor that’s beautiful is the hardest to simplify as a home owner, but taking the time to hire someone to professionally de-personalize your home can have benefits worth thousands of dollars.
